The planning of Harbin Aijian New City community was an influential international competition. KFS placed first for the urban planning. Eight years of construction followed with 90% of the floor area completed. This included a series of landmarks and a large amount of residential floor space.
Aijian New City community is situated at the bank of Songhua River. The site’s former owner was the Harbin Locomotive Factory which is the largest and the first of its kind in China.
New concepts of urbanism are introduced using elements that elevate cultural and aesthetic levels. The design respected the local urban texture and established continuity within the urban spaces and their Harbinese personality. A modern architectural language combined with local character was applied to the theme of the site. Environmental protection acted as a core principle and ensures the making of a green and vibrant new community. Open spaces were created among dense residential areas by transforming old plants into ellipse-shaped green parks. Condominiums were planned around these parks, and defined the centre of the community. The high-rise buildings, outside of the commercial ring, faced the park, offered the pleasant view to theirs owners.
The commercial part planned with a system that limited the building type to either low-rise or multi-storey buildings were evenly spread along the street created an inviting atmosphere. One-third of the total site area, or 60 hectares, was used for commercial activities.
Precautions were taken during the planning process for the roads to keep the correlation with the city road network. The branches of the main traffic corridor, have been kept from a previous planning stage, were linked to the road network. The new building blocks retained the similarity of the urban texture, and the dimensions and scale of the existing buildings.
